THOMAS GRAVES
Thomas Graves began his commercial real estate career in 1992 after receiving his bachelors degree from Western Washington University. In January 2000 he formed Rainier Commercial Real Estate Services with the sole intention of exceeding the expectation of his clients.
Understanding early in his career that helping to facilitate the transaction was just a portion of the overall client need, his focus has been to provide a level of support and service that helps to take some of the performance burden off his client’s shoulders. Although he’s had extensive experience representing national retailers such as Jared – Galleria of Jewelry, West Marine and Pearle Vision with their market expansions throughout Washington, his last 20 years has been focused on the growth and management of Fitness 19’s real estate needs nationally as both a master broker and partner.
A native of Gig Harbor, he and his wife moved back to his hometown to raise their 2 children. In addition to his family, he spends his spare time playing golf, skiing and an occasional fly-fishing trip.

New Market Underwriting
Few MSAs in the country have the varied terrain and numerous bodies of water that create distinct, autonomous trade areas as the Puget Sound market. With over 30 years of experience working locally, as well as nationally in virtually every major MSA in the country as Fitness 19’s real estate arm, we have the varied experience and tools to underwrite new markets for potential entry and expansion.
Site Procurement
No one drives past a “For Lease” sign and calls on it to secure real estate anymore. Everything is online and by using a systematic approach to “mining” the internet (CoStar, Landlord and Brokerage web sites and the various local MLS), along with partnering with local brokers for local eyes and ears, we are able to get all qualifying space in front of our clients to provide them with the opportunity to decide if it’s of interest or not.
Location Evaluation
No real estate sector is more dependent on the location of the business for revenue generation than retail. Retailers know what drives their business and we have the tools (demographics, aerials, traffic counts, etc.) to help underwrite sites based on their unique criteria for success.
Letter of Intent Negotiation
No two Landlords are the same. No two Tenants are the same. No two deals are the same. Every site has its own unique factors that determine what the rent for the Landlord will be, but also what Tenant concessions will be relative to buildout costs, ramp up time and projected revenue growth to stay within proforma. Over 30 years of experience negotiating hundreds of LOIs for both Tenants and Landlords has given us the experience to see both perspectives of a proposed transaction to help find common ground and meet everyone’s goal which is to get a deal done.
