Our range of varied clientele offers us the benefit of having expertise in many different types of markets, ranging from downtown core, to urban and rural markets, as well as different types (drive through, power center, downtown, regional mall, strip, free standing) and size of spaces (1,200 sf to 50,000 sf).

Over the past 20 quarters (3rd Qtr 2017- 2nd Qtr 2022) Rainier Commercial has averaged 226,184 sf per quarter in lease transaction volume.  Although lease transactions represent a significant portion of our business, we have transactional experience in land and building sales, ground-up development, land leases, and disposition of existing retail space.  Our depth of experience in retail real estate is a huge benefit to our clients who look to us for strategic guidance when making real estate decisions.  Our clientele includes publicly traded retailers, privately-held retailers, and franchised operations of all sizes.  We are accustomed to the unique needs required from each of our clients with regards to reporting, site submittals, and corporate accountability.

  • Provide competitive sales volume assessments
  • Produce rent and sale comparisons
  • Prepare letters of intent
  • Work directly with landlords to negotiate transactions from initial proposals to final lease/sales agreements
  • Support internal real estate departments by generating real estate committee materials, including trade area demographics, aerials and competition maps
  • Site and project leasing Surplus disposition
